* Final construction contract cost procurement:
Manage the subcontractor selection process; negotiate and award contracts
* Project management/site supervision:

Provide a qualified, full-time superintendent to schedule and coordinate trades on site

Manage the subcontractor forces to ensure supervision, personnel equipment and materials are adequate and conform with contract documents and applicable building codes

Provide personnel and processes to ensure and document appropriate quality control

Administer the Mechanical Electrical & Plumbing systems commissioning program
* Relationship & information management:

Facilitate communication all necessary information between the owner, architect, subcontractors, local authorities, government agencies, utilities and other influencing agencies and organizations

Coordinate all work with building or facilities management

Ensure code and building regulation compliance
* Permit acquisition:
Coordinate and obtain all the necessary documents and approvals to secure building and occupancy permits
* Shop drawings/contract document maintenance:
Review all shop drawings, material samples, as-built drawings, operating manuals and instructions, warranties, keys and maintenance stocks
* Project accounting:

Review and process applications for payment

Maintain cost accounting records
* Change order management:
Evaluate and ensure the completion of approved scope changes
